Translation: cached field hashes with Gemini Flash-Lite when configured; glossary for real-estate terms; Japanese originals retained.

Amenities: OpenStreetMap / Overpass with offline synthetic fallback for demos.

Hazards: staged heuristics pending full MLIT / J-SHIS joins — always verify on official hazard maps before purchase.

Health: daily liveness checks classify active / changed / removed / source_error. HTTP 5xx never means “sold”.
